TENANT REPRESENTATION

At IRG, we represent both tenants and property owners, ensuring the best outcomes for all parties involved. We understand that each client has unique needs, and we tailor our services to meet those needs effectively and efficiently.

When retailers work with us, they benefit from our deep knowledge of local markets in and around New York City and our breadth of consumer experience. We work across all sectors, such as luxury goods, restaurants, consumer goods, banks, apparel, convenience, experience centers, and many others.

We understand that each physical store represents a critical component of a retailer’s business strategy and has a meaningful impact on its financial goals and overall brand presence.

Whether you are opening your first retail storefront, expanding in your core neighborhood market, developing a wider regional footprint, envisioning a flagship store, or building out a borough manufacturing production site, we partner with clients on:

  • Business expansion strategy planning

  • Site evaluations and selection

  • Proposal development

  • Lease negotiations

Our deep knowledge of the New York City market and extensive network of contacts equip us to provide exceptional site selection services. We guide our clients through the complexities of the market, helping them find the perfect location for their business or investment.

LOCAL CANVASING

Nothing replaces “good old fashioned” canvassing…by phone and by walking the streets. We intend to canvass the streets to hand out flyers within a specific radius in the neighborhood.

PLANNING THE OPTIMAL SPACE

Commencing with our hiring, we are prepared to be involved in all phases of space planning. Our principal objective during this phase is to provide direct input into the best utilization of the retail and signage component of the retail space to be leased.

Additionally, we will provide advice on the following items that will affect a proposed transaction:

  • Storefront design and façade recommendations

  • Mechanical systems necessary for retail operations

  • Exhaust and ventilation systems necessary for retail operations

  • Electrical systems necessary for retail operations

  • Development of specifications for tenant’s work

  • Coordination between building engineers and tenant’s contractors
